Ford's Village Receives Amended Master Plan Approval — Here's What It Means

Ford's Village is moving forward. On May 12, 2026, the James City County Board of Supervisors approved an amendment to the Ford's Village master plan and related proffers, an important milestone for a community years in the making.
About Ford's Village
Ford's Village is a 55+ master-planned neighborhood coming to James City County, Virginia, offering an active, resort-style lifestyle for those ready to embrace the next chapter on their own terms. The community is being developed by Frye Development, bringing the same commitment to quality, walkability, and master-planned design that has defined communities like East Beach in Norfolk and the Cavalier in Virginia Beach.
The community is approved for up to 270 single-family and attached residences across a range of home styles, alongside a dedicated senior living facility of up to 200 residences, for a total of up to 470 homes and units across the community.
What Has Not Changed
The overall vision and framework for Ford's Village remain intact. The community will continue to be developed as a 55+ age-restricted neighborhood designed for active, engaged living. The senior living facility will offer independent living, assisted living, and memory care, so residents can remain in the community as their needs change over time. Select amenities will be shared across both the residential neighborhood and the senior living facility, giving all Ford's Village residents access to a richer range of options.
What the Amendment Means
The amendment updates the unit mix within the senior living component to better reflect today's market and provide the flexibility needed to secure the right operator for Ford's Village. That flexibility has allowed us to identify and engage a new senior living operator who shares our vision for the community and can deliver on the continuum-of-care commitment at its heart.
